I'll take care of the finishing touches myself — the right doormat, the best plants for the front porch, and any final adjustments the stager recommends.
Marketing
To market your home effectively, I'll begin by ordering signage installation and arranging professional photography, a floor plan sketch, and a Matterport tour to create compelling visuals. For properties with appealing surroundings, I'll also arrange aerial video and photography, along with a professional highlight video for use on the property website and across marketing materials.
From there, I'll arrange a print campaign to spread word of the sale throughout the surrounding area and work with my vendor partners on a targeted digital ad campaign. I'll also build a dedicated property website and prepare the MLS listing for your approval, ensuring a strong online presence from day one.
For open houses, I'll prepare comprehensive marketing materials and fine-tune our strategy around Coming Soon announcements, Broker Tours, and Open Houses to maximize exposure and attract serious buyers.
Throughout the process, we'll have several meetings to keep everything on track: the listing meeting, the initial property walkthrough, the pricing meeting (where we finalize pricing, strategy, and the listing agreement), the staging meeting (where we refine staging and marketing strategy), a disclosures meeting — held virtually or in person — to guide you through the disclosure process, and a final strategy meeting to lock in pricing and negotiation strategy ahead of going live.
We'll also check in regularly as preparations progress to make sure everything stays on schedule. Once the property is active, I'll communicate with you frequently, sharing updates and strategy considerations as they arise. I'll also share a live document where you can track real-time information on interested parties, website traffic, and analytics from our digital marketing campaign.
